Great Ocean Report July 2018

The 2017/18 financial year saw a very active coastal market once again and it is interesting to see the contrast in price and volume of house sales in each town in our service area from the previous financial year. So let’s look at the performance of each of the towns during this period. As a reference, these sales are house sales, that is, a free standing dwelling on its own title. We do not include land sales or units although freestanding dwellings with common driveways are included. The median house price is calculated as the “middle” price when all the sales are ranked from lowest to highest. Torquay again continues to have significant turnover with 249 house sales for the year which was down from 330 the previous financial year. The median house price has been calculated at $818,750, up considerably from $720,000 in 2016/17. There were 47 sales above $1m, 2 sales between $2m – $3m and just the 1 at $3,006,000 which was the top sale for the year. For context, there are c…

Great Energy Efficient Solutions for Modern Building Projects

Improving the energy efficiency is an important step in designing new homes or remodelling existing ones. Not only does it save money and energy, but it makes your home more durable and more comfortable to live in. Not to mention more attractive to potential buyers down the road. Remodel vs. new build For a home remodel, the process starts with an energy audit, which will determine how your home uses energy and what are the best ways to reduce and rationalize its use. On the other hand, if your plan to design and build a new home or invest in an extensive remodel, tackling home energy efficiency calls for a whole-house-system approach, which will include all the variables, details and interactions that make up the energy use in your home. Apart from occupant behaviour, site conditions and climate these include insulation and air sealing, lighting and daylight, space heating and cooling, windows and doors, and water heating. Calculating local climate A sun path diagram of your s…

Australia is a Global Leader for Total Power of Storage Batteries Installed

When it comes to the total power of storage batteries installed, Australia topped all countries last year. A report says that the nation saw a boost as more rooftop solar systems required residential batteries to be installed. While things look great for Australia now, they could grow even more based on estimates for the global lithium-ion battery storage market. Australia's battery market seeing increasing demand Right now, there is a huge opportunity for those who are mining lithium in Australia. In 2000, they were accounting for just 13 percent of the world market but this year that number could reach 62 percent. In addition, Greentech Media released a report that says over the next five years the world will have six times as many batteries installed annually. Australia is already seeing that surge. In 2016 there were 6,750 new home battery installations in the nation. However, that number tripled in 2017 to 20,000 total installations, per a Climate Council report. The re…
